Architecture
For many of our clients, working with an architect is a new experience. At Template Architects, we aim to make the process clear, collaborative, and tailored to your unique project, budget, and aspirations.
We believe in building strong, trusting relationships to ensure the journey is as enjoyable as it is rewarding. From the start, we work with you to define the scope of our services, providing the right level of support to meet your needs and goals.
Our fees are carefully aligned with the size and complexity of your project, as well as the level of involvement you require. This ensures they reflect the time and expertise needed to bring your vision to life.
We offer a full range of architectural services, guided by the RIBA Plan of Work (see below for more details), to take your project seamlessly from concept to completion. Whether it’s a small renovation or a larger residential development, we combine creativity, technical skill, and attention to detail to design spaces that meet your needs and go beyond your expectations.

Appointment and Brief
Our process begins with an initial consultation at your property, where we explore your requirements, aspirations, budget, and timeline. After this meeting, we provide a tailored fee proposal for your review. Once appointed, we work closely with you to refine the project brief, assess feasibility, and identify any additional consultants that may be required.This stage is dedicated to defining your objectives, aligning your vision with practical considerations, and ensuring the project is feasible within planning, structural, and regulatory constraints. Through detailed discussions and initial sketches, we set a clear path for a successful project.

Concept Design – Bringing Ideas to Life
The concept design phase is where your ideas start to take shape. By exploring key design concepts and presenting a range of options, we help you imagine the possibilities for your space. This collaborative process includes design reviews and 3D visualisations, providing a clear picture of both the interior and exterior of your future home.
We work closely with you to refine the design, ensuring it reflects your aspirations and lifestyle. If needed, we also liaise with planning authorities for pre-application advice to ensure the design meets regulatory requirements. While these initial designs aren’t construction-ready, they provide a clear sense of the space and allow us to explore ideas before moving to the next stage.

Planning Drawings – Preparing for Approval
In this stage, we refine the design to ensure it aligns with your brief and confirm the details established earlier. We create detailed planning drawings, checking that the proposals meet both your project goals and regulatory requirements. Once the design is finalised, we take care of submitting it to the local council for planning permission or confirming permitted development rights.For projects in conservation areas or involving listed buildings, we manage all necessary applications to ensure compliance, helping to make the approval process as smooth as possible.

Technical Design – Defining the Details
With any necessary planning approval in place, we move into the technical design phase. Here, we finalise the construction methods, materials, and systems for your project. Detailed technical drawings are created to ensure compliance with Building Regulations, addressing important aspects like energy efficiency and safety.We work closely with structural engineers and other consultants to make sure every part of the design is fully coordinated. At this stage, we also prepare tender documents, enabling contractors to provide accurate pricing for the project.

Construction – Turning the Design Into Reality
During construction, we act as your trusted advisor, managing the building contract and overseeing the work to ensure it meets the agreed standards for quality, design, and regulations. We carry out regular site visits, track progress, and address any questions with the contractor, issuing instructions when needed. We also manage payments to keep the project on schedule, giving you confidence and peace of mind.
Depending on your project’s complexity, budget, and your preferred level of involvement, we can provide full support with frequent site visits, valuations, and assistance with any on-site issues. Alternatively, we can offer more flexible support, providing advice and answering questions on a time-charge basis.

Handover and Beyond – Completing Your Dream Home
Once construction is finished, we certify Practical Completion and carry out a detailed inspection to ensure everything meets the agreed standards. During the defects liability period, we remain on hand to support you, ensuring any issues are resolved by the contractor. At the end of this period, we issue the Final Certificate, formally bringing the project to a close.We also offer a Post-Occupancy Evaluation, where we gather your feedback on how the space works for you. This helps us continually refine our designs and improve the quality of our work for future projects.
